3) Water Damage/Plumbing: This is one major problem that many houses in urban areas have. Look out for molds and discoloration on the walls. These are signs of poor plumbing and that means you have a lot of renovating to do.

4) Roofing: Before stepping inside make sure you know whats happening above you. ensure that the roof is well done in order to avoid investing in a house that will be flooded during the rainy season due to leakage.

5) Have a Proper Inspection: All problems listed above can be avoided if a proper inspection of the house is done before investing in it. Always insist on inspection before buying that property, if your realtor is avoiding inspection then they have something to hide.

6) Land and Building Documents: With the high rate of fraud going on in real estate, Make sure you are provided with the documents of the house to be sure it's the owners that are actually selling the property to you. You don't want to buy a house only to find out you paid to the wrong person and the house is not yours. Do your findings and check all papers properly.

FIVE (5) BUYING DECISIONS

As a sales person, you have to know that there are 5 questions your customer is asking him/her self before making a decision to buy your product. Some of them might ask you these questions out loud, while others will just think about the questions silently. It is your duty to answer these questions whether they are asked out loud or not.


1) DO I LIKE OR TRUST THE SALES PERSON?: Your customers are buying you first before buying your product. They have to know you to an extent by conversing with you (This conversation will determine if they will like and trust you or hate you). As a sales person, when talking to your customers for the first time, ensure that you give them the best and honest part of you. Because it will determine if they buy from you or not.



2) DO I TRUST THE PRODUCING COMPANY?: Apart from your customers trusting and liking you as a person, they have to also trust the company that is producing your product. If the producing company has a past record of disappointments and dishonesty, your client might not buy from you, because of the company you represent, and this might affect your personal credibility too. As a sales person, always be conscious of the company you are representing because a dent on their image might affect your image too.

3)WHY DO I NEED THE PRODUCT?: If your clients trust you and your company, the important question they are asking themselves is,"What problem is this product solving for me?" As a sales person, it is your duty to show them and explain to them why they actually need your products and the needs your product is meeting for them. Once a customer can identify the solution your product will be providing for him/her, be sure they are definitely going to buy from you.

4) WHAT IS THE PRICE?: Even if your clients really need your product, the next important questions they will be asking themselves are "Can I afford it? Is the price a good investment for me?" Always give your clients value, quality and excellence through your product, so that no matter what the price is, they will still be willing to buy, because they believe it's a good investment that will give them value in the future and the price is worth it.

 
  5)IS IT A RIGHT TIME TO BUY?: "Is this a good time to buy?" or "When do I really need this product?" this is the last question your client is thinking about. So make sure the product you are selling meets their need at that particular time. You can't sell college note books to a mother who has a child in kindergarten, although the college note book is important the timing is wrong. Know when to sell your products and who needs your product at that time.

This is a gift to all sales person, Whether you are selling land, houses, electronics, furniture etc. There are 5 people that you should watch out for while trying to make that sale. These people will determine if you will close the sale or not.


1. THE INITIATOR:These are the people that put ideas of buying a particular product in the mind of the prospective buyer, they bring up the suggestions and make a prospective buyer think. The initiator can be you (The sales person) or someone else that is close to the prospective buyer. But whoever the initiator is, he/she is very powerful, because without him/her the idea of buying your product might not come to the prospective buyer.



2. THE DECISION MAKER: This is the one person that makes all the decisions and calls all the shots. This person is usually the most important person you really need to convince about your product, if you want to make that sale. So know your product very well, and let the decision maker know how it will benefit him/her. Because whatever they decide to do is final.


3. THE INFLUENCER: These are the people the decision makers listens to and often takes advice from them, they can be the wife/husband, the sister/brother, the friend, children, relative or even secretary of the decision maker. They know how to convince the decision maker to buy your products. They may look insignificant but they are a very huge deal, they can help you make that sale quickly and easily or cancel the sale. If you ever notice an influencer behind a decision maker, try as much as you can to be in the infuencer's good books.



4. THE BUYER: this person can still be the decision maker or sometimes a different person all together. This is the one who makes all the payments and makes the transfer. Without the buyer the transactions is incomplete. So always know which pocket the money is coming from, so as to know where you stand. Because if the decision maker and the buyer are two different people, then you have more work to do, if have to convince both the decision maker and the buyer to close the sale.


5.THE USER: who is using my product, who does this product benefits more? Is it the decision maker/buyer or any member of their family? What kind of product does the user need? If you can answer these questions, then you will know how to convince the decision maker and the buyer to make that payment and close the sale.
